DESCRIPTION

The two parcels, that are part of a parcelling plan, are situated in an optimal position in the centre of Madonna di Campiglio, less than 1 km from the ski lifts of Skiarea Campiglio Dolomites of Brenta Val di Sole Val Rendena. The hotel parcel, which is located in the North-East part of the parcelling area, can develop a volumetry of 10,000 m3. The hypothesis proposed in the parcelling plan, that is not binding, provides for the realization of a hotel with about 90 beds on three floors above ground, two underground floors for common spaces (breakfast room and restaurant, wellness and swimming pools) and a basement usable as parking area and storeroom. The commercial -parking parcel can develop a total commercial volumetry of 6,000 m3. It can have different destinations: spaces and equipment for the tertiary, commercial space or middle-size sale structures, public and administrative services. The surface for commercial spaces cannot be over 70% of total realized surface. The hypothetical parking area develops on three underground floors for 173 parking spaces. Some of designed parking spaces are appurtenant parts of commercial activities and offices as provided for by urban standard. The remaining parking spaces will be entirely manageable and/or marketable. The parcels are included in “Piano di Lottizzazione dell’area ex Coni a Madonna di Campiglio in località Palù” –“ Parcelling out plan for the ex-Coni area in Madonna di Campiglio at Palù”, that provides for the realization of a new school centre and a residential zone for low-rent housing. The areas are divided and so they are independent as regards building time and way of realization.

  • This area is situated in an optimal position in the centre of Madonna di Campiglio, a small and elegant town at 1,550 meters above sea level in a beautiful frame among Dolomites of Brenta and glaciers of Adamello and Presanella . It is considered the best ski resort of Italy and one of the most important tourist towns in the Alps. The area is located less than 1 km from the ski lifts of Skiarea Campiglio Dolomiti di Brenta Val di Sole Val Rendena

RESTRICTIONS

  • Succession of the buyer to the rights and burdens provided for by the Parcelling Agreement issued between Municipal District of Ragoli and Pinzolo on 01/12/2010 as regards bureaucratic and planning procedure
  • The commercial-parking parcel is subjected to these two restrictions:
    • Cession of the right regarding the surface for school use (m2 1,669.39)
    • The realization and the free and equally transfer/surrender of a space of 200 m2 (commercial square meters) to both Municipalities, usable for public activities, with park places provided for by law are compulsory
