DESCRIPTION

The building is located in the town of Romeno, at 960 meters above sea level in Val di Non, the largest valley in Trentino known for apple orchards, green meadows, pastures and for its mountain chains. The building, which was the seat of Enel (Multinational for electricity), is currently unused. It develops two volumes: the main one with three floors above ground and a second volume, which is independent, and composed of a single floor that is used as garage, because of its height, ideal for a parking area. The main building develops an underground floor used as garage, storeroom, service rooms; a ground floor with offices, locker room with toilets, and in an avant-corps, it has a deposit, garage and electric cable; the first floor is occupied by the offices. The main building needs a general restoration; the second volume needs some extraordinary repairs. The whole volumetry of basements and above ground floors is about 2,329 m3. The lot has a cadastral surface of 1,502 m2 and an admissible volume of about 3,000 m3. Restoration, demolition and rebuilding of the existing buildings are permitted. Extension works up to 25 % of the existing volume are admitted in according to the conditions provided for by the proper norm.

  • Romeno is one of the most famous towns of Val di Non and point of departure of the world-known race with snowshoes, whose about 5,000 people take part every year. Val di Non is famous for apples that are exported all over the world but also for its artistic beauties (Castel Thun or Santuary of San Romedio). There are many natural beauties: for example the artificial lake of Santa Giustina, San Felice Lake and Tovel Lake. Val di Non is the ideal point of departure for excursions among Dolomites of Brenta, Mendola, Ortles but also to Caldaro and Merano in Alto Adige
