DESCRIPTION

The building is situated in Via Santa Croce, in Trento, only few steps from the downtown. It is composed of two edifices from the building parcel no. 1300 and 1304/04 and of a body, which links these two properties. The building parcel no. 1300 is an historical edifice built between the end of the nineteenth and the beginning of the twentieth century. Its main façade, on the west side, overlooks Via Santa Croce. With its wine-coloured fronts, this building is the last one of some detached houses, which reach Fiera Square southwards. Fiera Square is one of the main squares of the city, place where many events are organized: the “Christmas Market” for example attracts about 500,000 visitors every year. The edifice, which develops on three floors above ground and on a mansard, is composed of a stairwell and a small room on the first floor (m2 386) which was used as cutler’s shop untill May 2016. On the ground floor, which belongs to another property, there are a pharmacy and a coffee bar/pastry shop. The three upper floors (about m2 1,200) are used as offices. There is also a basement with three deposits (m2 14). In addition, the building parcel no. 1,300 of m2 675 includes a passage-court on the backside, on the east side, with three-four car parking places, and an entranceway from Via Santa Croce. The building parcel no. 1304/04 of m2 499 is composed of an edifice of two floors, which is situated on the backside, the north-east side, in reference to the main building, and it is reachable thanks to a driveway on Via Santa Croce, near the homonymous church. It includes a residential building with two habitable floors (m2 116 on the plan) realized in 1960, without basement and mansard, and a private property in the north-east part of the house, which is designated to court-car parking (10 car parking places - m2 384). The good conditions of the building derive from the routine maintenance and extraordinary repairs works occurred over the last years. The building, which was interested by important static works after 1982, is well built and conserved, as regards both structure and walls.
